James Finnis covered the key drivers of the occupational market. (read more)

Despite the economic uncertainty, James identified future opportunities for rental growth and speculative development within the Western Corridor. His forecast is that Grade A supply will fall in 2012 leading to real rental growth in West London and certain Thames Valley locations. With little space currently under construction there is a compelling case for speculative development in core undersupplied locations.

Mark Wilson and Angus Minford looked at the drivers of the Western Corridor Investment market. (read more)

Mark commented on improved investor sentiment in the South East due to current pricing levels which is likely to drive interest outside of Central London. Angus stressed that a flexible approach would be essential in fulfilling investment requirements as competition for the best product accelerates, with only a limited number of the right opportunities.

Richard Stanley reviewed the steps taken by the banks in the last year and where they are currently focussed, particularly in secondary real estate. (read more)

He comments on the current and future governance legislation and thoughts on the likely impact of CMBS maturity, NAMA and the actions of overseas lenders.

Constrained supply has already delivered rental growth in West London. While only limited development activity continues, we anticipate further upward pressure on headline rents leading to a Landlord favourable market by the end of 2012.
