The Third Dimension The Third Dimension is a unique sustainability risk mapping service used as a valuable management tool by its syndicate members. It enables property investors to identify their exposure to - and hence be able to mitigate or manage - current and future sustainability risks. Strategic sustainability recommendations are developed for each client.
New UK Syndicate members attracted in 2009 In 2008 the syndicate of 12 investors within the UK submitted approximately 1,500 properties to the value of approximately £30 billion. In 2009 the UK syndicate has attracted new members and is set to examine up to 3,000 properties.

Upstream Sustainability Services’ The Third Dimension expands into Europe Four new syndicates are being launched this summer across Europe, in France, Germany, The Netherlands and a pan-European service for those assets not in countries where there is a specific syndicate.
How does The Third Dimension Work? An online questionnaire is completed for each submitted property covering a wide range of social, economic and environmental sustainability issues, from energy use to flood risk, recycling facilities to public transport provision.
The resulting sustainability risk profile provides a clear overview of the risk and opportunities that a property faces and can be examined in multiple ways according to the needs of the investor.
We further provide a bespoke Risk Adjusted Return (RAR) calculation on your property, produced in collaboration with PMA (Property Market Analysis), utilising their Return forecast data.
An additional benefit of participation are the round-table meetings of the syndicate, where The Third Dimension members discuss and influence the focus areas of sustainability risk.
