Description

Background
Set back from Mansionhouse Road, the former Carmelite Convent enjoys an elevated position within the desirable Langside district of Glasgow's Southside.  The site enjoys superb views over the south east of Glasgow and beyond.  Conveniently located, the site benefits from all the nearby amenities offered in Langside and the more extensive range in Shawlands which include a wide selection of shops, restaurants and bars, schools (both state and private).  In addition to this there are excellent road links close by giving easy access to Glasgow city centre and the Central Belt motorway system.  Langside train station is situated within close walking proximity from the site.

Description
Originally named Rawcliffe House, the property was built in 1862 for Alexander Bannatyne Stewart of Messrs Stewart & McDonald, wholesale clothing warehousemen.  Following the First World War, the property was purchased and occupied by the Order of Carmelite Nuns until 2005.

The property is Category B listed and comprises a magnificent Franco-Scot renaissance villa formed over two substantial storeys with additional basement level and attic levels.  External ground extend to 2.89 acres (1.2 hectares) and offer an ideal setting for the additional new build accommodation and remaining garden grounds.

Planning
The planning status of the site is split into three separate phases - New build, Convent building, and the Stable building.  Details of the current planning status and proposed schedules of accommodation are as follows:

  • New Build Accommodation
'Minded to Gran' consent (07/00480/DC) was obtained in September 2008 for 24 new build flats, formed over 3 separate villa style blocks of 8 flats per block.  A Section 75 agreement relating to the design and maintenance of the SUDS drainage system is now ready to sign and will release the Full Planning Permission.
  • Conversion of former Convent Building
Full Planning Permission (01/03583/DC) was granted in 2005 for the conversion of main building into 13 apartments
  • Conversion of former Stable Block
The principle of 6 units was approved in 2005.  These current consents are now however insufficient to implement due to partial demolitions that have subsequently taken place since the grant of planning permission.  As such, Glasgow City Council have advised that any party would require to submit a fresh application for this element.  Further details on previous correspondence with GCC on this matter are available from Jones Lang LaSalle.  A scope of works has been negotiated in order to enable to scheme of 6 units.
