Delivery and Implementation: Hermes
Jones Lang LaSalle UK Sustainability Case Study HermesHermes has been calling upon Upstream Sustainability Services (Upstream) for over 10 years. This working relationship has bought about progressive improvements of Hermes’ sustainability strategy and implementation processes, today making them industry leaders in Responsible Property Investment (RPI). Throughout the partnership, certain activities have been important in achieving this industry leader position; from introductions of best practice initiatives, benchmarking their portfolio, the publication of annual reports, hosting key events conveying the importance of RPI to all stakeholders, and constantly challenging the market to improve on the status quo. Upstream provide advice and support to Hermes which includes continued monitoring of asset performance, asset and peer benchmarking through Upstream’s Operational Performance Benchmarking, as well as assistance in communications through the co-ordination of Hermes’ annual RPI Reports.
Key outcomes of the long standing relationship include Hermes becoming the first institutional investor to include green clauses in their standard lease, the whole portfolio achieving a 40% reduction in waste to landfill, 41% of their buildings achieving an EPC rating of C or above, as well as a number of properties achieving a 45% reduction in water costs due to various initiatives.
