Microsoft are committed to sustainability. So in delivering their 'Next Generation' campus buildings, we had to ensure that the balance struck between their desired flexible and collaborative work spaces and that of the environment was just right. The additional challenge was that a full sustainability solution had to be delivered despite the challenges of being in an office park setting.

A wide range of sustainability issues were considered from the outset, including :
 ● Energy Efficiency : Heat recovery, DC fan coil units, and high efficiency boilers used which Exceed 2006 Building Regulations Part L.
 ● Water Economy : Standard low-flow fixtures.
 ● Materials and Waste : Recycling facilities incorporated in design
 ● Staff working environment : Large atrium and workstation layout encourage access to natural light and views
 
● Lighting :  individually and passively controlled light fittings, giving both flexibility to employees and energy efficiency when not in use.Also intelligent lighting to the perimeter – whereby perimeter lights dim when it is sunny
 ● Landscaping and biodiversity : campus includes lake and green spaces, which were already in place
 ● Community and Transport links : Gym, deli, coffee shop and 250 seat restaurant, and new bus stop included because of campus location
 
Delivered on-time and budget,the project was the 2009 BCO Best Fit-Out of Workplace. In addition, the project is forecast to deliver more than 25% in energy savings,  a 32.7% reduction in carbon emissions and a 40% electrical  load reduction.

Scottish WidowsScottish Widows
Client : Scottish Widows
Location : Heathrow, Middlesex
Project size : 19,290 sq ft

The challenge set by Scottish Widows was to deliver a  BCO Category A standard refurbishment, incorporating energy saving design solutions, into a 1990 built office building.It had to maximise the BREEAM rating in order to support the marketing campaign for re-letting on a minimum 10 year lease

The Jones Lang LaSalle team put together a package of solutions that included :
● Improved energy efficiency : For instance, high efficiency air cooled chillers, boilers to reduce air pollution and a flexible energy saving lighting scheme
● Water Supply : Water saving and leak detection systems were installed aimed at reducing the standard individual water consumption
● Materials and Waste : All timber provided from sustainable sources. More than 80% of waste recycled or diverted from landfill
● Community and Transport links : Cycle racks, showers and changing facilities were provided. As managing Agent,
Jones Lang LaSalle provided a bio-diesel coutesy bus to connect with major public transport systems and ensuring that CO2 emissions reduced

Against a tough brief, BREEAM certification of Very Good was achieved against a Design 2006 Assessment. The ecological value of the site was not impacted in a negative way. In addition, energy efficient solutions incorporated at the design stage provided an estimated reduction in energy consumption of 12-15% against the base build construction.

Project size: Across all managed facilities in Europe

More than three years ago we recognised the need to proactively manage our client’s global energy costs and outputs. Jones Lang LaSalle was selected as a partner to make real time cost savings and associated reduction to our client’s global carbon emission footprint.  This was a highly challenging project across a number of regions where service provider options were wide ranging in offer and approach.

Over the last three years Jones Lang LaSalle has developed a well-established energy management programme and delivered additional energy savings.

Key achievements include: 
● Energy Awareness and Training, including a training programme for all site/building managers on the principles behind pro-active Energy Management    
● Regional Legislative compliance planning including R22 phase out and CRC preparation
●Strategic Procurement activities, including a centralised procurement team developing an EMEA portfolio-wide ‘market map’ to capture all key contractual information for affected sites to ensure best value tariff renewals  through a pro-active competitive tendering exercise for all utilities
● Energy Efficiency projects, to fully integrate energy efficiency best practice within the building’s estate, with initiatives such as augmenting cooling solutions for critical environments through to lighting improvements 

During this period, Jones Lang LaSalle has helped deliver $4.342 million in bottom line cost savings across the EMEA region.
