This report is a forward looking analysis of commercial property lending expectations in the UK, asking 'How are banks approaching new lending through to 2012 and what actions may be taken with current loan books?''.
 
Our Research and Valuation teams conducted in-depth questionnaires and face-to-face interviews with key lenders and directors in many of the leading banks between October 2010 and February 2011.
 
The key messages include:
  • There is a continued decline in bank liquidity, alongside the future regulatory framework
  • The loan rollover is still clouding the debt overhang and distress will add to this pressure
  • New entrants including insurance companies will help to plug the gap
  • There is a need for club deals and CMBS to return to the UK - the first major securitisation deal is under way

The banking sector and commercial property lending are the life blood of the industry and continued liquidity challenges will drive the need to find alternative sources of debt.

Our view is that debt will remain constrained and a dusting off of securitisation tools will become necessary. We hope that you find this 'expectations' report interesting and useful.
